Excellent Construction-to-Perm Loans Offered
Only 3.5% Down, 30-year Terms
During the housing crisis, mortgage lenders stopped offering construction loans. Until recently buyers were required to put down 25-30% of the price of the home and lot to obtain a construction loan from the few banks that would consider them. Over the past year, two banks have offered great financing for new home construction.
Locally-owned, Virginia Partners Bank, a friendly, community bank in Fredericksburg offers construction-to-perm loans at only 10% down, or zero down if you own your own lot. Battlefield Homes recommends Virginia Partners Bank to its buyers. Contact Robin Huddle (rhuddle@VAPartnersBank.com ) to discuss the terms of your new home mortgage.
Stellar-One, presently the 2nd largest bank in Virginia, offers loans to qualified clients who want to build or remodel their homes at only 3.5% down, and a typical 30-year mortgage. Battlefield Homes refers its clients to the local Stellar-One branch in Fredericksburg. Our contact is the construction loan department head, Scott Hine (shine@stellone.com ). Buyers can contact Mr. Hine to determine financing for new home construction.
Building Green Offers Responsible Choices
Battlefield Homes, a green builder, completed the first green home at Lake Anna last year. It also submitted three of the first Energy Star Homes to Spotsylvania County for the energy tax waiver the County offers. There are many ways to include “green” planning in your new home plans. The most obvious is the heating/cooling and insulation systems. Extra money spent on blown wall insulation, high-efficiency dual fuel systems, tankless water heaters, and sealant products can mean true savings on utility costs to the homeowner.
Energy-saving, long-burning light bulbs are requested frequently in new home construction, and some new light fixtures are designed to use only this type of bulb. Everyone has seen the explosion of solar exterior lights on the market, along with solar fountains, and even solar holiday string lights. With energy conservation and utility rates on the rise, this subject is on the minds of everyone these days. Most people want to know how they can build more responsibly. A super-efficient home costs more to build, and energy consultants help determine the pay-back formula for homeowners to recoup and then to save on utility bills, given the design of the home and the selection of products used in the home, such as Low-E windows. Battlefield Homes offers its clients energy consultation, as well as fully-certified Energy Star or other certified green homes.
Homebuyers can also take advantage of some tax credits that have been offered from the federal government on big ticket items such as solar panels, geothermal heat systems, wind turbines, as well as other items that are purchased and installed to restore and maintain the environment. Some local Counties and jurisdictions offer additional incentives. Spotsylvania County, for example, which allows for a 50% waiver on real estate taxes (on the home only, not the land) for those who build or convert their homes to exceed the building standards for energy efficiency by 30% or more. (Note: Federal, State and County government programs may change or be removed at any time. Please check with the proper agency to determine current energy tax credits)
And there are more considerations for ideas when building a new home. Quartz and glass-infused quartz products are “greener” for countertops than granite. Why, because granite requires sealing every year or so, and the use of the sealant is considered to be harmful to the atmosphere. Quartz is antimicrobial—that is, bacteria doesn’t invade the porous.
