Inspect the builder's work. Is the builder willing to make site visits with you, sit down and discuss their practices and standards? Have you had the chance to look at work under construction? Will the builder be there in the future to address warranty and service needs on the home?
Use third party resources. In today's technology environment, it is possible to use a number of resources on the internet. First, check for complaints with the state licensing body (in Virginia the Department of Professional and Occupational Regulation, www.dpor.virginia.gov), where you can enter the builder's name or license number and see any filings or complaints. Other resources include online reviews, Facebook, the Better Business Bureau. Yes, sometimes there are unfair reports or isolated complaints, but these resources can help you establish a pattern of builder performance through publicly available resources.
Use and gain knowledge. Ask questions and get answers. Almost every aspect, component and product, every phase of work can vary in quality, practice or method from one builder to the next. From the foundation to the roof, inside and out, various builders do some things differently. Don't be afraid to ask questions until you are satisfied that you have answers you understand.
Finally, use your intuition and judgment. Perhaps the most important tool, your common sense, intuition about people and judgement help you determine whether you are dealing with a builder who has experience and honest business practices. Typically, you will meet several times before signing a contract. By that point, you should have a good idea of whether you are comfortable with the builder. Designing and building a custom home can take upwards of a year, and you want to be confident that you are working with a company and people you can trust to build your home.
